Room Rates
Off Season Rates – Jan1 – Apr 30 – $275 a night
In Season Rates – May 1 – Dec 31 – $375 a night
In Season requires two (2) night minimum stay
1 Night Stays: subject to availability and a $100.00 surcharge will be
added to the regular room rate.
Payment and cancellations
Payment:
A payment of 50% is required at the time of your reservation. The remainder of payment is required 2 weeks (14 days) prior to your arrival.
Cancellations:
Cancellations may be made up to 2 weeks (14 days) or more prior to your arrival date, with a $50 processing and rebooking fee.
Full rates will be charged if your reservation is canceled fewer than 2 weeks (14 days) prior to your stay, although we will make every effort to rebook your reservation.
There will be no refund for early departures. Guests are responsible for payment of full reservation.
No show- No refund. Your credit card will be charged the full amount of the reservation. No refund for early departures.
Check in/out
Check in: From 3 – 5 pm Please call with your estimated time of arrival. Please check in at Jamesport Vineyards Tasting Room. If you plan to arrive later than 5 pm, please call to make other arrangements. Late check-ins will be self check-ins.
Check out: promptly at 11:00 am.
MTB House Rules
Welcome to the Milford T Benjamin House. We have 2 luxurious guest rooms, each of which can only accommodate 2 guests, with no outside guests permitted.
We cannot accommodate children or pets.
There is absolutely no smoking inside the MTB House. Additionally, we forbid the use of incense and candles. Should we discover that this safety rule was violated, you will be asked to leave, without a refund, and an additional cleaning fee will be charged to your credit card.
Rules of the Guest House:
– Common space includes: living and dining rooms, & backyard. For your safety Kitchen is PRIVATE, we’re happy to keep items in the refrigerator if needed.
– No food in Guest Rooms: for sanitary/health reasons we ask that meals/food are eaten in the dining area or backyard and not in the guest rooms.

– Turn off all lights in bedroom/hallway as well as bathroom vent fan when not in use.
– The house has central AC/heating. Temperature controlled by owners only. From May-Sep all upstairs windows need to be closed for comfort of all guests.
– If there are damages to your room/items missing we will ask that you cover the costs.
Noisy Guests: All our guests are expected to be considerate of others. Please keep music and TVs at a low volume.
Emergency Route: Please evacuate to the front of the winery call 911, then call Ron @ 631-839-8329
Furniture: Moving furniture is not permitted.
High Heels: The antique floors in our home do not like high heels, please refrain from wearing them on the floors
Parking: Designated parking for MTB House guests only at back of house.

Are you celebrating a special occasion while staying with us?
For an additional fee, we can have a special bottle of wine, bouquet of flowers or chocolates waiting for you when you arrive.
